Senior Construction Project Manager

PTS Consulting Japan is looking for an experienced Senior Construction Project Manager to join their growing Tokyo office. You will become part of the Project Management team working on several Client projects simultaneously, which will require you to liaise with various internal and external teams in order to deliver projects on time and within budget.
To be considered for this role applicants will be required to have the right to work in Japan and be bilingual in Japanese and English.

Accountabilities

  • Manage several projects at the same time and report to the Project Director
  • Communicate to the Senior Business owners and negotiate details
  • Collecting and translating business user space requirements into a standardized program document and space plan for Business user’s approval
  • Develop scope requirements (programming) with various internal business units, including but not limited to Technology, Security ,Procurement
  • Providing critical input to Corporate Real Estate team to help formulate timely leases. This includes limited site due diligence visits and reviewing provisions of lease agreements related to requirements for design submissions, building infrastructure (facilities and technology) and safety requirements
  • Commissioning consultant, construction and other project vendors using Customer approved bidding and procurement practices
  • Selection (in accordance with Customer approved bidding, procurement practices, and necessary prior consent), completion and adherence of contractual agreements (using standard form agreements) with consultant, construction and other project vendors through project completion
  • Oversee the work of project vendors to ensure Customer and statutory standards are met and manage closure of all items to permit Physical Closure of projects
  • Report to the Customer management on a regular basis and submit written and verbal reports on all aspects of projects
  • Manage Vendor payment status.
  • Initiate, secure approval, track project schedule and costs, upload documentation and provide necessary support and information to close a project properly
  • Provide update to space occupancy system (upon completion of Business user staff movements
  • Manage Customer asset write-off, asset booking
  • Coordinate and document project hand-over

Required Skill & Experience

  • Demonstrable experience in the Construction Project Management field at a senior level
  • MEP / Data Centre project experience
  • Trading Floor project experience (Financial Institution)
  • Cost Management / Quantity Surveyor knowledge would be beneficial
